APPLICATION ACCEPTANCE REQUIREMENTS
After you have toured the property, if you would like to apply to rent:

Use the application link in the Zillow listing to the application.

Pay the $35.00 online application fee with Zillow

Upload current pay stubs for each applicant.

Upload valid, state picture ID for each applicant. No military ID's. Military personnel will need current LES and 1st page of orders.
APPLICATION FEES ARE NON-REFUNDABLE.
Upon approval: A security deposit and pro-rated rent must be received in separate certified funds (money order, cashier's check, or bank draft). NO PERSONAL CHECKS will be accepted.
RENTAL REQUIREMENTS
EMPLOYMENT: You will provide name, address and phone number of current or former employer and the person to contact for employment reference. You must provide us a copy of your most recent paycheck stub. If present employment is less than a year or if you are new to the area and just started a new job, you must provide to us a letter from your previous employer on their company letterhead stating the length of your previous employment (which must have been at least (1) one year).
INCOME: Your GROSS INCOME must be at least:

Your debt-to-income ratio will be considered in the application process. **APPLICANT NEED NOT DISCLOSE ALIMONY, CHILD SUPPORT OR SEPARATE MAINTENANCE INCOME OR IT'S SOURCE, UNLESS APPLICANT WISHES IT TO BE CONSIDERED FOR THE PURPOSE OF THE APPLICATION FOR TENANCY.
CREDIT SCORE: Minimum credit score of 600
PREVIOUS RENTAL HISTORY: 3 years rental history with no more than three late payments in the last year and your landlord would re-rent to you.
Applicant (s) must be in good standing with creditors, or the application may be denied.
PET POLICY: If the property you are applying for accepts animal's, there will be a deposit and monthly animal rent which will be charged in addition to the rent.
MAX OCCUPANCY: Maximum occupancy is two persons per bedroom.
CRIMINAL BACKGROUND: Applicants required to submit to background check.
NOTE: Management has the right to change the qualifications for applications at their discretion.

By signing this application you agree to read and understand these qualifications for rental.

Available units will be held off the market for no more than 15 days with an approved application, a security deposit, and a signed lease.

The owner of the premises you are applying for carries insurance on the dwelling only. You must acquire renters insurance for your own household goods. Neither the agent nor owner of the property is responsible for damages to your personal property.

Each applicant certifies the information provided in this application as true and as accurate to the best of their knowledge. Owner and agent have each applicant permission to obtain credit history and verify any information provided. If any applicant withholds or gives false information, this application is considered void and the owner may terminate the lease agreement. We may also use it to assist us in obtaining payment from you for any money you may owe us in the future.

If the application is approved and the applicant does not enter into a lease, any fees/deposits paid by the applicant(s) may be received by the agent. The agent must receive full Security Deposit in certified funds within 24 hours after application approval. The property remains on the market until deposit is received. Application fees are nonrefundable.
